A historic former mill on the edge of the Lake District, dating back 780 years, is for sale.

Patton Mill, in Patton, is described by Thomson Hayton Winkley Estate Agents as a "distinguished detached former mill" situated in "one of the area’s most private and picturesque rural locations."

With origins dating back to 1246, the property has gone on the market for £850,000.

The property, which has three bedrooms, has the River Mint running through the grounds, with extensive gardens around it.

A peaceful hot tub area offers relaxation with a river view, while a balcony extends from the open-plan living and dining area for more outdoor enjoyment.

The agents said: "Rich in heritage and surrounded by mature gardens and the River Mint, it offers a rare blend of history, seclusion and an exceptional riverside lifestyle."

The house is described as having a "light-filled open-plan living and dining space," complete with a balcony overlooking the gardens and river.

The property includes a kitchen and three bedrooms, including two doubles.

Modern adaptations have been made to the property, including an air source heat pump, solar panels, and an upgraded heating system.

A fully equipped garden pod adds versatility to the property, with a kitchenette and shower room, ideal for guests, a home office, or a studio.

One of the property's key features is its more than 1,000 yards of double-bank fishing rights along the River Mint.

This feature makes it particularly appealing to anglers, providing a unique riverside lifestyle.

A substantial basement and undercroft below the property offer extensive storage space and potential for future development.

Previous plans, now lapsed, had considered converting this space into additional accommodation, subject to consents.

There is also an undercroft garage with even more storage space.
