This 12 bedroom Victorian former guest house in the Lake District could be yours.

Rosemount Boutique Accommodation, on Lake Road, in Windermere is being marketed by Lune Valley Estates.

Currently operating as a whole-house holiday let, it has been brought to market with an asking price of offers in the region of £975,000.

The property lies between Windermere village and Bowness, placing guests within walking distance of shops, restaurants and the lake, while its private car park provides space for up to six vehicles.

The substantial property extends to more than 4,000 sq ft and combines Victorian features — including stained-glass panels, broad bay windows, period stonework, high ceilings, original timber floors and decorative detailing — with modern interiors and en-suite facilities.

The property received planning permission in 2022 for a change of use to a whole-house holiday let.

The accommodation is arranged across several levels, with two guest lounges and two kitchens.

The main entrance hall retains a grand Victorian feel, with ornate plasterwork, timber flooring and a sweeping staircase.

A large first-floor lounge overlooks Lake Road, while the bedrooms range from singles to generous four-poster rooms and family-friendly suites, including one room with a linked smaller bedroom for children.

A glazed extension with folding doors opens onto a private, low-maintenance garden, where a patio, raised lawn, mature planting, bike storage, outdoor tap and electricity supply create a practical area for holiday groups.
