A Whitehaven fish and chip shop with a four-bedroom home is up for sale.

Crosby's Fish N Chips, based on High Road in Kells, Whitehaven, comes with generous living space alongside the "highly regarded" takeaway, offering an unusual blend of business opportunity and family living.

The freehold property is currently on the market for £275,000 and includes all stock, allowing the new owner to continue trading immediately for a "smooth and seamless" business transition.

With an estimated annual turnover of approximately £165,000, the "thriving" chippy has built a strong reputation and is described as "one of our personal favourites" by those familiar with it.

Crosby's Fish N Chips has been trading in Whitehaven since 1969.

Detailed accounts are available upon request which demonstrate  the "strength and transparency of this established venture."

The adjoining four-bedroom home offers options for owner occupation or letting, as it has previously generated additional income through room rentals.

Each double bedroom is fitted with individual locks and fire doors underlining its suitability for tenants or staff accommodation, though it could equally serve as a family home for those wishing to live on the premises.

The living space includes a newly fitted kitchen, a family bathroom, a conservatory, and an open-plan lounge.

Externally, the property benefits from a private garden, off-road parking, a driveway, a garage, and additional outbuildings.

The sale also includes a potato store and garage for storing larger appliances such as fridges and freezers.

The £275k property is freehold and connected to mains gas, electricity, water, and drainage.

It also features a water meter and owned solar panels, though these currently don't provide any income.

The seven-year-old boiler has been regularly serviced and the electrical wiring was last inspected in 2019.

The agents say the property offers a rare chance to combine a "well-established business" with "comfortable" living arrangements just outside the town centre.

All fixtures and fittings within the takeaway are included in the sale.

The commercial space comprises a shop front, kitchen, food preparation area, and a toilet.

Crosby's Fish N Chips currently operates only five days a week.

Grisdales Estate Agents, managing the sale, said: "This is a rare opportunity to combine business ownership with comfortable family living, all within one attractive package.

"In addition to acquiring the business premises, the adjoining residential property offers excellent flexibility."

They added: "The accommodation has been thoughtfully arranged and features an open-plan lounge and kitchen, a newly fitted kitchen separate from the commercial preparation area, a spacious conservatory, and a family bathroom.

"Externally, the property benefits from a lawned garden and ample off-road parking."
