A town centre pub in Egremont is set to be sold at auction with a guide price of £75,000 plus fees.

Located on Main Street, the property was last traded as MAQS and was formerly known as the Cat Inn.

The pub stands on the edge of the Lake District National Park, within reach of the coast, St Bees, and Sellafield.

The auction is due to take place at 12pm, midday, on April 9.

According to information provided, the ground floor contains a vestibule, hall, main bar or function room, rear hall, ladies’ and gents’ WCs, and a kitchen.

Upstairs, the property includes three bedrooms.

Each bedroom features en-suite shower rooms with WCs. One of the bedrooms comprises two interconnecting rooms, while another includes two interconnecting rooms and en-suite.

A rear yard is detailed in the title plan.

In terms of energy costs, the property has an Energy Performance Certificate (EPC) rating of C.

The seller’s information reminds interested parties to check a legal pack for the special conditions of sale relating to charges in addition to the purchase price.

An administration charge of 1.2 per cent of the purchase price, or a minimum of £1,500 (including VAT), will apply on exchange of contracts.
