PLANS have been revealed which if approved, would see a development of 30 self-build homes between Summergrove Park and the Westlakes Science and Technology Park in Whitehaven.

Copeland Council has received an application for a 30-plot self-build housing development on land at Summergrove Park.

The application, which has been submitted in outline, has been formulated “to create a high-quality landscaped site for tailored self-build development.”

An access road has been laid out in the plans as a formal driveway with gentle curves following the site’s Northern boundary.

Supporting statements submitted with the application say that the developer “will install the site infrastructure including the estate roads, services, drainage and surface water infrastructure.

“The site developer will also plant the structure planting and undertake the hard and soft landscaping works.

“The landscaped areas will be placed in a management company to secure its maintenance in perpetuity.”

The applicant, John Swift Homes Limited has also said it would be willing to accept a planning condition requiring the submission of a design code.

Nevertheless, it is the applicant’s intention “to limit development of the site to approximately six house types which will be chosen from the portfolio of indicative house types.”

However, self-builders who get involved in the group project “will be given the chance to tailor the house designs to their individual needs; particularly in relation to internal layouts and rear non-visible elevations.”

A previous application to build 194 dwellings on the whole site in 2019 was withdrawn by the housebuilder before being considered by councillors.

The application was the subject of an objection from National Highways due to concerns about the increase in traffic on the Scalegill Road-A595 junction.

However, the applicant for the 30 homes development believes their proposal will result in a “minimal increase which can be accommodated within the local highway network.”
