The redevelopment of the 1,000-acre former RAF site at Derwent Forest near Cockermouth has started, with the completion of infrastructure for 24 self-build homes with views over the Lake District hills.

The site has been the subject of much speculation with ambitious plans for eco-living and the opening up of the site and its mature woodlands, open spaces and picturesque views.

Thousands of trees have already been planted on the site in the past 10 years and the provision of 24 generously-sized building plots sees the completion of phase one of the reclamation of this

vast site.

The plots are fully serviced on to newly constructed adopted roads and offer a rare opportunity to build your dream home with unspoilt landscapes and great views.

Reiver Homes, part of the Story Group, is selling the plots to the public.

The company’s head of sales Hayley Blair said nine of the plots had already been sold prior to the official release next month.

She added: “Choosing to self-build is a great way to create a home that is exactly tailored to your needs and preferences in terms of design, budget and lifestyle.

“The fantastic scenery surrounding Derwent Forest is some of the most beautiful in Cumbria, perfect for lovers of the great outdoors.

“With just 24 plots in this development phase, buyers will need to move quickly to secure their perfect plot.”

Planning consent has already been granted for five different house types at the development, with prices starting from £95,000 for a 665m² plot.

It is also possible for buyers to design their own house type outside of the pre-approved designs, subject to further planning permission.

In a bid to boost custom housebuilding in the local area, Allerdale Borough Council is offering grants to those who choose to self-build.

The funding is available for a limited time only and offers a maximum of £2,000 to help individuals build their own homes.

Councillor Stephen Stoddart, the authority’s executive member for housing, health and wellbeing, said: “We welcome the opportunity for new development in the area, and in particular are fully supportive of those who seek to take the opportunities to build their own homes.

“Self-build custom housebuilding is recognised within our Housing Strategy and is currently supported by a grant funding programme available for those who are eligible to be on the council’s register.
