Lovely home packed with modern features

Pasture House was built just five years ago and combines the best of modern design and techniques - including underfloor heating in all ground-floor rooms and lots of built-in storage - with the look and feel of a traditional country home.

Debra and Graeme Pattinson live there with son Joseph, five, having moved from the house next door: “We bought the unoccupied building site from a local farmer, “ said Debra.

“It is a large house but not long and built like a large town house so the living space works well.”

High standards and attention to detail are evident throughout the property which was built by WR Richardson Ltd from Winder near Frizington. It has two reception rooms and five bedrooms and lots of outdoor space.

“All of the rooms are spacious and light and this would make anyone a beautiful home,” said Debra, who is an accountant in Workington.

“The house looks on to open farmland front and back. There are no houses built directly in front of the house or directly behind the house, giving you a sense of openness.”

The entrance hall of Pasture House has a cloakroom and utility room with wall and floor units, plumbing for a washing machine and a door to the side.

The hall also has a useful understairs cupboard and door to the living room. In addition to the underfloor heating, this reception room is warmed by a log-burning stove in a brick inglenook fireplace and has a bay window to the front.

An impressive 26ft kitchen/family room runs the full width of the back of the house. It has units, integrated appliances, a central island, three windows and French doors to the garden.

“I have many favourite places in the house but I would have to say the kitchen is my stand-out as it is the hub of the house,” Debra said.

Going upstairs, the landing has two built-in cupboards, as does the master bedroom which has an en-suite shower room. Two more bedrooms on this floor share the four-piece family bathroom.

On the top floor are two rooms which the Pattinsons currently use as home offices. However they equally be bedrooms as there is a shower room on this floor, or as a playroom. Both of the rooms have ample storage in the eaves.

Along with the large parking area at the front of the house, the back garden has a spacious paved patio area, ideal for alfresco dining or entertaining.

“The patio leads up to a large lawned area and at the back of the garden is a separate vegetable plot with a greenhouse, a small potting shed and raised beds,” said Debra.

“My favourite spot outside is at the top of the garden in the vegetable garden - it’s a real sun trap and you can sit up there for hours.”

She and Graeme have loved living in Langrigg and will miss the villagers when they go. Local amenities are good, Debra said.

“The area is great as you are in the country but not isolated. We’re just 10 minutes from the sea, 20 minutes from Keswick or Cockermouth and half an hour from Carlisle and Workington.

“I love my home and most of all I will miss the kitchen as it’s the social hub of the house. We’re moving so Graeme, who is an agricultural engineer, can own his own land and livestock.

“He is the son of a farmer and has always dreamed of having his own smallholding.”
