An unusual and interesting opportunity has arisen for someone to buy a bespoke large family home with an adjacent building that would be ideal as an office or tourism accommodation.

Horse and Groom House, on Market Place in Egremont, is an extended and improved home with huge dining kitchen, two further ground-floor rooms, utility and cloakroom and five bedrooms on the top two floors, two of them with luxury en-suites.

Next door is Horse and Groom Court, formed from the footprint of four terraced houses that were demolished in the 1970s. It has a living room, kitchen, ground-floor bedroom and three upstairs bedrooms. This is the property which could be a studio or bunkhouse.

Robert and Nisha Merrett live in Horse and Groom House with sons Jackson, eight, Bobby, seven, and eight-month-old Sonny.

“We’ve lived here since 2008,” Robert said. “We actually acquired it in 2005 but it took a long time to get it right.

“Horse and Groom House needed a lot of work when we moved in. We put a major extension on in 2012 which nearly doubled the size of the property to five bedrooms and three and a half baths.

“It has taken a lot of work to get it how we wanted it and we’ve redeveloped it to suit our family needs.”

The house has been transformed throughout and is now a traditional-style country home with contemporary style.

“The approach has been that we don’t do gloss paint finishes, everything has been stained or waxed wood finish throughout,” said Robert. “There are oak floors and I guess it’s traditional country without being too twee, modern but without low ceilings and so on.

“The big open-plan kitchen diner is really the hub of the house and to the side of that is a snug or a lounge. We live in our kitchen, it’s 28ft by 15ft - a bedsit size - and has a wood-burning stove in. double aspect and looks over the garden. It really is the focal point of the house on the ground floor.”

The dining kitchen has wall units, integrated dishwasher, Flavel eight-ring gas cooker and a Carron log burner. The floor is of engineered real wood and there are double doors through to the lounge.”

The master bedroom has en-suite facilities with both shower and bath and the guest bedroom is also en-suite. A third bedroom on the first floor is currently used as a nursery for Sonny and Jackson and Bobby are in the two bedrooms on the second floor.

“The kids can be up and away and you never know they’re there,” Robert said.

The garden, surrounded by an 8ft sandstone wall, is a good size and has a gravelled seating area and driveway providing ample parking.

“We’re right next to St Mary’s and St Michael’s Church which is an 1850s sandstone building - there are certainly more unsightly neighbours,” Robert said. “There are lots of trees in the garden and on the adjacent properties so you do feel locked away in your own place but with immediate access to the main street and all the amenities. It really is the best of both worlds.

“We’ll miss living here - it would be strange if we didn’t because we’ve put a lot of blood, sweat and tears in it, and the kids have all been born here, spent their first nights at home here, laughed and cried here so it will always have that. But I will have the knowledge of another family enjoying this space.”
